Spokane Valley has a housing mix you don't see everywhere. Older ranch-style homes on the west end of the Valley have rooflines and framing that were built to 1960s and 1970s standards. Newer construction near Liberty Lake and
Newman Lake is a different story entirely. We've worked on both, and that matters when you're pulling off old roofing, remodeling a bathroom in a 50-year-old house, or building a deck on a lot with uneven grade.
The weather here is its own factor. Freeze-thaw cycles in November and March are the main culprit for roof leaks that look minor until they aren't. Ice dams form fast when the attic isn't properly ventilated, and a lot of older Spokane Valley homes weren't built with that in mind. We check ventilation as part of every roofing job. We're not just laying shingles over a problem.
For
fencing and
decking, the soil conditions in parts of the Valley affect post depth and footing requirements. We factor that in at the start, not after the first hard frost heaves something loose.
